Soft, but Steady!


September 2026 Update
Sales in the Powell River residential real estate market held steady at 35 in September with condos and half duplexes bolstering a slight dip in single family sales.  This is a welcome circumstance since condos and 1/2 duplexes have been slow since the opening of the two new apartment buildings last year. This month’s sales were slightly down from last year at 38. Generally speaking, 2025 was a stronger year for sales with a total of 350.  We’re currently sitting at 248 so we’d have to have another three months like this one to top last year.  There’s been a lot of talk of poor markets in some of the major centers so that may have kept buyers on the sidelines hoping for big price drops here.  My rolling averages show us down about 8% from last September. New listings in September held steady at 56 compared with 54 last month giving us a total of 201 total inventory which is down from last month’s 234 but ahead of last year’s 191. Inventory is still good by the averages and with mortgage rates rising and predicted to rise further in the new year, buyers may be motivated to purchase now which could keep sales steady through October and even November.
