Through the Roof!


June 2026 Update

In June, single family home sales went through the roof in the Powell River residential real estate market.  At 39 sales, we haven’t seen that many single family homes sell since the years 2020 and 2021 when markets everywhere were phenomenally strong.  Total residential sales in June were 46 with condos and mobiles occupying roughly normal territory.  Last month’s total sales were 32 and a year ago, 33.  Of those 39 single family homes, 63% were under $600,000 - that’s been the popular price range for the past year which probably indicates that buyers are being a little more frugal and that higher interest rates have made expectations a little lower.  I don’t think this signals the beginning of another ‘hot’ market but we have a relatively high inventory and obviously, there are buyers out there waiting for good deals.  It also signals how individual the various markets are.  We regularly hear on the news that the larger markets are suffering to the point where government is helping out developers but things are moving along quite well here. Our out of town demand is well down with out of area buyers running at about 43%, compared to closer to 60% during those very ‘hot’ years.  It’s a good time to buy without competing with that additional demand. It’s also heartening for sellers to know that there is good activity in our market despite what we hear in the news.
